Before you begin your search for a new home I need to explain some of the features and advantages of the search engine you are about to use. You will be using the MLS (Multiple Listing Services) database to look for a house. Many web sites use the Realtor.com database I do not. There are several problems with the Realtor.com data base. First it displays houses that are under contract and active. If you are looking for a house to buy, why would you want to see a house that is already under contract ? The other problem is something you may have already experienced! New listings can take weeks from the listing date to be added to Realtor.com. In this market you could lose a lot of opportunities because the houses are sold before you know they are listed!

The MLS data base only includes homes that are active at the time of your search. As soon as a realtor completes entering a new listing it will be included in Lynn Watkins' property search. There is another great feature offerred by my search program. If you activate the HomesProspector option all you have to do is enter your search criteria one time and the system will send you email updates automatically. What this means is that all you have to do is check your e-mail to see if any new listings matching your criteria have been added to the MLS. Good Luck!
