Everyone tends to be apprehensive when a service or retail organization offers a discount. The natural reaction is to assume that the service or product offered is not as good as that provided by a non-discounted organization. However, I frequently do business with retailers and service companies that discount. Before dealing with discounters I spend some time comparing their service or product to the more expensive organization. For example, if both retailers offer the same brand product and they offer at least the same return and support services, I choose the discount organization. Why should I pay more than I have to pay?
Since Real Estate involves the largest transaction that most of us will ever make in our lifetime it warrants the same considerations. I welcome the opportunity to be compared to any other Maryland Realtor. I am an independent Realtor. I have the same license, Multiple List System, educational requirements, and the same code of ethics as all the Realtors in Maryland. I provide you with the Maryland Association of Realtors Listing and Sales contracts just like all the Maryland Realtors. I provide the Board approved Lock boxes which provides maximum security for your home. Some Realtors including Realtors affiliated with my Broker (Home Selling Assistance) use combination key boxes, which are not Board approved. I provide a post sign for your property whenever possible. Based on your approval I list your home on Realtor.com like all Maryland Realtors. Your home is also listed on the www.homesdatabase.com/ website, which I personally feel is superior to the Realtor.com website. Homesdatabase is update at the same time the MLS system is updated and includes only active listings. Realtor.com listings are less frequently updated resulting in buyers missing opportunities and wasting time on homes that are already under contract. I pay an additional fee to Homesdatabase.com so I can include up to 20 pictures of your property. This service is available to all Realtors at an additional charge but many do not subscribe. Lookup the listings of all the Realtors you are interviewing and see if they are offering this service. If you are currently shopping for a new home you have probably used the homesdatabase.com web site to search. You have probably recognized that the additional pictures are an excellent marketing strategy directed to potential buyers. I also have my own web site www.LynnWatkins.com that includes details and pictures of your home. My web site focuses on selling your home not on promoting my business. This is 24 hours 7 days a week advertising. My web site currently averages 3,500 to 4,000 hits a month. My Broker (Home Selling Assistance) has a web site that links to my web site and also runs ads every month in various popular publications. I offer you the opportunity to sign up for a one-year home warranty that covers both you, the owner, and the buyer of your home. The same or similar home warranty offered by other Realtors.
You should always ask for at least two references before choosing a Realtor. Even satisfied clients will sometimes disclose information that will have a significant effect on your decision. I am a full time Realtor that can be reached by home phone, e-mail, and pager between the hours of 10:00 A.M. and 11:00 P.M. most days (including Saturdays and Sundays). When deciding on a Realtor you should test the availability of a Realtor before choosing one. This is easy to do and is a good indicator as to whether that Realtor is going to respond to you and your potential buyers according to your expectations. I have dealings with other Realtors daily and all of them do an excellent job and deserve your consideration. Like any other job, performance is an individual issue and you should choose the Realtor you feel will be the best suited for your individual needs.
